ABOUT NEXA GROUP
Every human life is lived somewhere. A home is where children sleep, families grow and people return after work. It is where we rest, plan, celebrate and feel safe.
Yet for too many people, buying or renting a good home takes more than they can reasonably afford. NEXA exists to work on that problem.
We are building an African housing and infrastructure Group focused first on one practical question:
How can we make good homes more affordable without lowering the standards that make them safe, comfortable and built to last?
Africa needs more homes. But the problem is not only the number of homes.
Africa’s housing deficit is estimated at more than 51 million units. That number represents people and families trying to find safe, decent and affordable places to live.
Building more homes is necessary. NEXA intends to build. But there is another question underneath the shortage:
Before someone receives the keys to a home, many costs have already entered its final price. There is the cost of land. There is design, planning and approval. There are materials, labour, machinery and energy. There is transportation, financing and professional work. There may also be waste, delay, repeated work and poor coordination.
These costs do not disappear. They accumulate. In the end, the buyer or renter pays for them.
The customer is therefore not only paying for the walls, windows and roof. The customer is paying for the complete system that created the home.
This is the problem NEXA wants to understand and improve.

Building more is necessary. Building more in exactly the same way may not be enough.
There are many familiar ways to control the cost of a housing project. We can search for suitable land, negotiate better prices, improve project management, reduce unnecessary overhead, plan larger developments, improve procurement and reduce delay. NEXA must learn to do all these things well.
But we also want to look deeper. If we use the same materials, the same supply chains, the same processes and the same cost structure as everyone else, there may always be a limit to how far we can improve affordability.
Sometimes the current solution will still be the right one. NEXA does not want to change things merely to appear innovative. We want to understand what works, protect what matters and improve what can genuinely be made better.
OUR ANSWER
NEXA is not being built to produce the cheapest possible houses. Cheap and affordable are not the same thing.
A low-cost home that fails early is not progress. A brick that does not perform is not innovation. A leaking window is not better value. A road that constantly needs repair is not a successful road. A home that costs less but is unsafe, uncomfortable or poorly designed does not solve the problem.
Our aim is to remove unnecessary cost while protecting what people genuinely need: safety, durability, comfort, performance, usefulness, good design and honesty.
We want people to be proud of a NEXA home, whatever its price point may be.
Reducing cost by removing quality is failure. Creating beautiful homes that very few people can afford is also failure. The goal is to bring affordability, quality, efficiency and scale closer together.
We begin with the outcome. First, we ask what the final home or building must do for the person using it. Then we identify the facts and real limits around the problem. We study why the current system works as it does. We learn from existing practice and from people who already understand the problem. Then we decide what should remain and what may be improved.
This is what first-principles thinking means to NEXA. It does not mean assuming that every old answer is wrong. It means refusing to assume that something cannot improve simply because it has been done the same way for a long time.
WHERE WE BEGIN
NEXA’s long-term ambition extends into infrastructure. But a large ambition needs a disciplined starting point.
Start with housing. Build real projects. Learn from them. Improve what can genuinely be improved. Prove what works. Then scale.

Our projects are where our ideas meet real land, real costs, real materials and real human needs. They help us build homes while developing the knowledge needed to improve what comes next.

The price and quality of a home are not controlled by one decision.
Real estate depends on land, finance, customers and development. Development depends on design, planning and approval. Design becomes construction. Construction depends on people, equipment, materials and supply. Materials depend on sourcing, manufacturing, energy and transportation. After a building is completed, operating it shows whether earlier decisions were actually right.
The problem runs through the complete chain. That is why NEXA is not being built only as a real estate company.
Identifies and structures housing and development opportunities.
Being developed to turn plans, designs and budgets into physical buildings and learn what actually takes time, costs money and creates waste on a real site.
Investigates building inputs that have an important effect on cost, quality, performance or supply.
Turns recurring problems into questions, tests and useful knowledge.
Shows how buildings perform after real people begin using them.
The purpose is not to own every possible activity. Where a trusted partner can perform an activity better, we should work with that partner. The purpose of integration is not ownership for its own sake. The purpose is better execution.
THE NEXA LEARNING SYSTEM
Building a home should produce more than a completed building. It should also produce knowledge.
What Realty learns can improve the next development. What Construction experiences can guide Research. What Research discovers can improve Materials. What Materials learn can return to Construction. What Operations learn from real people can shape what Realty develops next.
We build. We learn. We improve. Then we build better.
HONESTY ABOUT PROGRESS
Some NEXA capabilities are operating today. Some are being established. Some products and methods may still be under research or testing. Some parts of our ambition will take years to build.
We will not confuse an idea with a proven solution. We will not present research as a finished product. We will not present future ambition as present capability.
We want to earn trust through what we build, what we learn, what we improve and what we can repeatedly demonstrate.
A good home cannot work well on its own.
Our starting problem is housing affordability. But the person who lives in the home also depends on everything around it. People need safe roads and paths. Homes need water, electricity and drainage. Children need access to school. Families need healthcare. People need transport, communication, shops, work and places to meet. Emergency services need safe access.
This is why our housing projects should grow into places that support daily life. We want to build homes as part of communities, not as isolated buildings.
Depending on the size and purpose of a project, a NEXA community may consider roads, walkways, water, power, drainage, waste systems, green spaces, play areas, shops, schools, clinics, hospitals, transport and emergency access.
Not every project will include every service. NEXA may not directly own or operate every service. Some services may be planned, enabled or provided with governments, communities and specialist partners.
A sustainable home must work for the environment and the people. For the physical environment, we think about land, climate, heat, water, energy, drainage, waste, trees and the life of the materials we use. For people, we think about safety, health, affordability, comfort, dignity, access and belonging.
A building is not truly sustainable if it lasts but the people cannot afford to live there. A home is not truly affordable if it is too expensive to use, repair or maintain.
Africa is where we begin.
Africa has a serious need for more housing and infrastructure. But Africa should not be understood only through what it lacks. It is also a continent of growing cities, businesses, talent, resources, entrepreneurship and opportunity.
The solutions built here must make sense for the places where they will be used. Climate matters. Local materials matter. Income levels matter. Supply chains matter. Culture matters. Regulation matters. The way people actually live matters.
We will learn from useful ideas, research, technology and companies anywhere in the world. But we will not assume that a solution created for one environment can simply be copied into another.
Africa is where we intend to build, learn and prove our capabilities.
The mission must become a strong and lasting business.
NEXA must become commercially successful. Revenue matters. Profit matters. Responsible use of capital matters. The number of homes we build matters. The number of customers we serve matters.
Commercial success is not in conflict with our mission. It is necessary to continue the mission.
A company that cannot earn revenue, manage money responsibly, make suitable returns and reinvest in its capabilities will not be able to work on a long-term problem.
But growth alone is not enough. We must also ask whether we are becoming better at creating good homes efficiently: can a project be delivered for less without removing the quality people need? Can unnecessary waste be reduced? Can work become faster and more dependable? Can materials perform better? Can supply become more reliable? Can a lesson from one development improve the next?
Success means building more homes. It also means improving the system that makes those homes possible.
HOW WE WORK
We want a culture built around curiosity, responsibility, evidence and continuous improvement.
Begin with the outcome, the facts and the real limits around the problem. Research before making assumptions.
Care about the final result, not only the individual task. A job is not complete if the outcome it was meant to create still fails.
Every project should leave NEXA more capable. Keep what worked, correct what did not and carry useful knowledge into what comes next.
Understand what you are responsible for. Understand who depends on your work. Stay connected to the outcome until it works.
MISSION, VISION & PRINCIPLE
To rethink how housing and essential infrastructure are designed, built and delivered so that better physical environments can become accessible to far more people.
To build a leading African infrastructure Group that combines development, construction, materials, research and operations to improve the economics of creating the places in which people live, work and move.
We will not pursue lower cost simply for the sake of being cheap. We will pursue better ways of building, protect quality, take responsibility for outcomes and allow every project to make the next one better.
It will require people looking for good homes. It will require architects, engineers, builders and technologists who want to solve difficult problems. It will require manufacturers and suppliers willing to improve how materials are made and delivered. It will require researchers and universities willing to test ideas properly. It will require governments, communities and service providers that want better places delivered responsibly. It will require financial institutions and investors willing to support commercially sound projects and long-term capability.
We are building NEXA for the long term. We expect to learn. We expect to be challenged. Some ideas will work. Some will not.
What must remain constant is the problem we have chosen to work on: how can we make good homes accessible to more people without lowering standards?
FINAL QUESTION
That is the question we intend to keep asking. Because NEXA is not only about constructing buildings. It is about helping make a better physical life possible for more people.
